Our colleagues here will be willing to assistant with any property related issues and you can rest assured anyone contactor we send is always vetted and holds the appropriate insurances. We also operate an outside of office hours emergency line.

We make it a point not to pass you from person to person making your experience much more enjoyable.

Viewings and Appointments

With late night viewings (6.30pm weekdays) we are here to make sure you can view properties around your schedules. In addition we can also conduct viewings virtually meaning you can view properties without the need to travel if this is not practical. Our lettings consultants see all the properties being marketed and can offer detailed information and knowledge during the viewings.

Simon Clarke are members of ARLA Propertymark client money protection. This provides assurance and peace of mind to landlords and tenants that their money remains secure and safe when being handled by us. In the event that monies are misappropriated, client money protection helps to return these monies to landlords and tenants. If you were to book a holiday, you wouldn’t hand over thousands of pounds to a travel agent without knowing your money was safe. The same goes for a property agent.

Property Management

‘Full Management’ is the preferred choice for the majority of our clients; this all-encompassing service takes away the day-to-day worry of letting a property but most importantly ensures that you avoid heavy penalties which can be imposed if the various different pieces of legislation are not properly complied with. You can also opt for ‘Rent Collect Only’ or ‘Let Only’.

Tenants Fees

Holding Deposit:

A Holding Deposit, equal to one week’s rent, is payable upon completion of your signed application form

Successful application – Any Holding Deposit will be offset against the first month’s rent with the agreement of the payee and additional Tenant(s)

Additional fees payable in accordance with The Tenant Fee Act 2019:

A draft example of our Tenancy Agreement will be offered to you whereby all charges applicable are detailed.

Default of Tenancy Agreement: Late Rent: Charged at 3% above the Bank of England base rate for each day payment remains outstanding
Default of Tenancy Agreement: Loss of Keys – Equal to the value of replacement
Contract Variation: Administration Charge: £50.00
Early release from Tenancy: Set at a minimum of £500.00 inclusive of VAT

Deposit:

A deposit equal to five week’s rent. The deposit plus one month’s rent (minus any monies already held on account) is payable once the application has passed and before the Tenancy begins – These monies cannot be paid until the Tenancy Agreement has been signed.

Deadline for Agreement:

This is a date agreeable by all parties at which they will commit to signing the Tenancy Agreement ahead of any Tenancy commencing. Failure to meet this deadline may result in you losing any Holding Deposit paid.

Deposit Replacement:

A deposit replacement scheme where available to Tenants replace the need for a five week deposit. Additional fees payable in accordance with The Tenant Fees Act 2019
